NASHVILLE, TN (WSMV) -

There are mixed reviews of a plan to replace an entire block of local stores with a hotel on Lower Broadway.

The proposed Hyatt Regency Hotel will occupy an entire block between Second and Third avenues, which is where the Trail West store is located right now.

Michigan tourists Wayne and Tammy Flowers don't like the sound of the latest proposal.

"I think it's terrible. It's a history, a nostalgic block, and now they're going to turn it into a modern hotel?" Wayne Flowers asked.

The developers say their plan will actually make the block look more like it did in the old days, and they will save and restore the facade of the oldest building, where Trail West is now.

"At the end of the day, this entire block will look more historical, in fact, than it does today," said Peter Heidenreich, with Hall Strategies.

An artist's rendering of the 450-room Hyatt shows it will have shops and restaurants fronting Broadway while the bulk of the high-rise hotel will be stepped back.

"Once we get our financing together, we'll be able to start construction," Heidenreich said.

A lack of money was the reason a very controversial hotel proposal at the same site fell apart seven years ago. There was a huge outcry about a proposed Westin Hotel, and eventually it was redesigned to a more historic look before the financing then fell apart.

If the Hyatt goes through, several local businesses will all have to find new homes.

The three western stores on the block have all been there between 10 and 20 years. Owners of those businesses did not want to talk on camera for this story but all said they were afraid Broadway will lose some of its flavor in the name of progress.
