Buying a home in what USA Today has called The Most Beautiful Place in America, Sedona, Arizona has always had a high entry cost. Even with the fall in housing prices within the last few years, homes within the red rocks never truly hit rock bottom.
Sedona Real Estate Agents Debb Carl and Airen Sapp of DEBNAIR Real Estate state that now is the time to buy in Sedona, Arizona. We have seen an overall increase of 16% in home prices in 2012, said Airen Sapp. Homes that have contributed to this number are homes in the $300,000 and lower range. Buyers are still perceiving the market as having good buys, states Debb Carl.
For those who have already purchased lower priced homes within the past few years, the values have already increased. Although, for those who still want to invest in Sedona, there are still some good deals, especially in the $500K range. At a lower price point, condos can still be purchased for around $100k, which was unheard of, only a decade ago, explains Airen Sapp of DEBNAIR Real Estate.
In 2011, Sedona home prices hit what Sedonians claim to be rock bottom. Buyers from around the world traveled to Sedona to buy first, second and even third homes. Any site built home under $250,000 are now long gone.
Mobile homes arent much cheaper with the lowest price starting at around $200,000. That is for a real fixer upper, states Airen Sapp. Even with the fluctuation of home prices in Sedona from $200,000 to $1M and up, homes are still selling several times per day. In the last six months alone, eleven homes listed at over one million dollars have sold. Fifty two homes between the price of $500K and $999K were also sold.
